The Hybrid Real Estate game is aimed at anyone who is interested in
residential property investment. It was created by New Zealand property
investor Kieran Trass, based on his 20 years experience in the field.

The game simulates long-term property cycles – from boom
to slump to recovery to boom to slump and so on. It aims to teach you
how the different parts of the property cycle will affect the value of
your properties and also your rental income. A key part of the game is
that you cannot borrow more than 90% of the value of your properties.

So what happens if you buy during the peak of a boom period
and borrow 90% of the purchase price – without holding any cash back in reserve?
What happens if property prices then go down 10%? Well, if you can only
borrow 90% of the value of your property portfolio then you will have
to repay some of your mortgages. Run out of cash? Whoops – you're bankrupt!
On the other hand if you buy when prices are lower and your properties
rise in value then you can ‘remortgage' and use the monies to reinvest
in order to expand your portfolio. This is one of the key strategies
enabling some investors to build very large ‘real-life' property portfolios.
To win the game you need to reach two financial targets. One is the ‘equity'
in your property portfolio. The other is the amount of ‘passive cashflow'
or rental profit.
For the most part it doesn't matter that this game originated in New
Zealand. However, a small part of the rules is based on New Zealand tax

game and won't affect your enjoyment or learning.
My personal view as a property investor is that this is an excellent
game. I recommend it – especially if you have already played Cashflow
101 and you want a game more focused on property investment. One small
point that I think could be improved is that the ‘game money' is rather
flimsy and difficult to handle – but that's a small gripe.
